FHLBank Atlanta and the Coalition for Nonprofit Housing and Economic Development invite you to attend a complimentary workshop to learn how you can use FHLBank Atlanta's Affordable Housing Program (AHP) to help build or preserve your affordable housing projects. Taught by Bob Santucci of Urban Renovation Consultants, these two one-day sessions will help participants become more efficient project managers and improve the negotiating skills used in real estate development.

Value Engineering: April 28, 2009
This session will teach you how to win the constant battle between housing costs and the bottom line! Participants will investigate cost effective design alternatives, value engineered materials, and "creative" solutions to help redesign your jobs. In addition, participants will explore methods for avoiding common construction issues. Goal: Lower the renovation or new construction costs of your projects by at least 10% and up to 25% using proven techniques. Negotiating Construction Contracts: April 29, 2009
Every real estate development project involves hundreds of negotiable points. Negotiation is a skill that can be learned and improved upon, and benefits all the individuals and organizations involved. Participants will learn methods of principled negotiation to help them overcome common roadblocks.
Goal: Evaluate your negotiation style and use it to practice both principled and confrontational negotiation skills in construction contract and bidding situations.

Improving Property Performance
Through Green Retrofits
In tough economic times every cent counts; why
not make your existing assets more valuable?
CNHED is collaborating once again with GreenHOME, Inc. and Enterprise Community Partners, Inc. to create "Affordable Green Building: Improving Property Performance through Green Retrofits." Industry experts will explore how green retrofit methods can increase existing property performance and value while reducing overhead cost for owners and residents. The session will include an overview of the key elements and players in the retrofitting process, its economic, health and environmental benefits and costs, and a road map for the public and private funds available for this work. Andrew Padian, Vice President for the Energy Initiatives of the Community Preservation Corporation (CPC) and one of the country's most experienced multifamily energy auditors will explain how you can cut your building's utility costs and make them more comfortable. Statistical data shows that most multifamily buildings waste 40 percent of their energy, so there's plenty of room for savings.
To complement the presentation of our trainer, Enterprise Community Partners will present an analysis of a case study that has been successful incorporating weatherization techniques. In the afternoon, a panel of key staff from local and federal government agencies and lenders from the private sector will talk about the resources and programs available to fund retrofit projects as well as effective strategies for overseeing a project of this kind. Federal Advocacy 101
Is your organization interested in conducting federal advocacy but you don't know where to begin?
For the first time in the history of CNHED's Training Institute, we're hosting "Federal Advocacy 101," a course designed to teach those working in the community development sector effective strategies for conducting federal advocacy. With the election of a new administration and the passing of the American Recovery and Reinvestment Act of 2009 came many opportunities for change in communities across this country, and Washington, DC is no exception. CNHED is committed to assisting its members in maximizing the use of every available resource to further their missions of providing affordable housing and neighborhood-based economic development for residents of Washington, DC. Now is the time to bring our voices to the Hill and to federal agencies.  The session will kick off with an overview of Congress' legislative and appropriations process and an explanation of the key committees that oversee housing and community development issues. Following the overview, a panel comprised of congressional staff and a lobbyist will discuss the current issues and hot topics on the Hill related to community development and how this could affect the work you do. They will also provide insiders' tips on effective strategies for engaging congressional offices to assist you in advocating with the Congress and with federal agencies. During lunch, Michael Bodaken, President of the National Housing Trust, will talk about taking issues to the federal level and will relate his organization's challenges and successes in conducting federal advocacy. In the afternoon, Enterprise Community Partners and the National Housing Conference will discuss their advocacy efforts with the Neighborhood Stabilization Program. The training will conclude with a series of interactive exercises that will allow attendees to apply what they have learned throughout the session. Rental Housing Development Finance

Have questions about the District's budget? Come out to get answers at a special briefing on the FY 2010 Budget
 The Affordable Housing Alliance and the Coalition for Nonprofit Housing and Economic Development (CNHED)
invite you to an educational briefing on the District's FY 2010 budget. The first half of the session will include an overview of the budget by the DC Fiscal Policy Institute (DCFPI).
Topics covered will include:
- Federal funding vs. local funding; sources of revenue
- Impact of federal stimulus funding on FY 2009-2011
- Changes in proposed FY 2010 Budget vs. FY 2009 for revenues and expenditures
- Highlight of other major budget issues and themes
- Explanation of the budget approval process
The second half of the session will include a review of the DC Housing Agencies' budgets including the Department of Housing and Community Development (DHCD) and the District of Columbia Housing Authority (DCHA). Leila Edmonds, Director of DHCD and Michael Kelly, Executive Director of the DCHA will be on hand to explain their agencies' budgets and funding sources, including the budget of the Housing Production Trust Fund. This will be a prime opportunity for affordable housing practitioners and advocates to hear from and dialogue with experts about the City and Agency budgets.
